Indiana Real Estate Licensing Basics

 

First, let’s review the Indiana Real Estate License basics:

 

·      To get your license, you need to pass a State Approved 90-hour Pre-licensing Course. Do you need to take anything more than that? NOPE! Once you pass that, you can take the State Exam and then get a License. Oh, BTW… This is sometimes called a Pre-licensing Broker Class.

 

·      In Indiana, all Real Estate Agents are Brokers even if you are just starting out. You take a class, you pass a state exam…. now you are a Broker.

 

Do I Need an Indiana School for My Real Estate Class?

 

All Schools are the same, right? Not necessarily. No matter where you are in Indiana, you have SEVERAL QUALITY Indiana-based schools to choose from.

 

The problem is, Indiana is weird. Indiana randomly changes names, adds laws, creates weirdness…

 

·      Indiana decided one day that there are no real estate sales people anymore: everyone is a Broker. 

·      Indiana’s largest MLS (Metro Indianapolis) isn’t an MLS, it’s a Broker Listing Cooperative (BLC). (What’s the difference? No one knows)

·      Indiana has additional protected classes that the US doesn’t have. (That’s cool, but other states may not teach about them)

·      Indiana doesn’t have Stigmatized Properties like the rest of the U.S. We have Psychologically Affected properties and there are specific Indiana laws that deal with that. 

·      In the US, Agents represent the Buyer or the Seller. In Indiana, the Listing Broker represents the Seller and the Selling Broker represents the Buyer. (What??!?)

 

It goes on and on! Is it a problem? Not for us! Indiana is used to being weird. However, if you choose a school that is not located in Indiana, they might not understand us.

 

Think about attending a real estate pre-licensing class that stays with the beliefs and weirdness from your own State of Indiana. You will also find that All LIVE and VIRTUAL Classes (and most Online) from an Indiana School will probably respect the area, understand the laws and paperwork, and have concepts and stories from the instructor’s experiences.

 

The stories from local schools will be rich – get ready! They will be fun and memorable. And, are you from here? You will probably hear about things that happened that connect you and your family to your past. You will learn from instructors who will eventually be your peers, mentors and friends. And, don’t forget the students you meet; they could continue to be your best friends. And, once you pass your exam, you wouldn’t have to re-learn new Indiana concepts once you are on the street.

 

Or, you could go with a school from Nebraska….whatever… it’s your call.

 

 

Live vs Virtual vs Online Real Estate Courses

 

Live In Person – Going to a location for the class

Keeps you on pace and some people learn better with on obvious focus on the class. You get to meet people, interact with the instructor: listen to other student questions and ask your own. The downside is commute is added to your class time – how far away is the class? Also, the schedule is not forgiving. What if you need to pick up the kids from school or a meeting went longer than expected? You still have to get to class.

 

Virtual Streaming – Live, but from a different location (usually home – but not necessarily)

Streaming has the advantages of a live class with more flexibility. First, it keeps you on pace, showing up at a specific time throughout the week. And, you are still talking to your instructor, you can still ask and listen to questions, and you have the camaraderie of the other students. But you have the freedom of attending from another location. Most students attend from home or work. Online (only on the computer) at your own pace.

Online is completely on the computer: you take all of your classes and do your tests online. With Online, you are at your own pace, as quickly or as leisurely paced as you desire. The possible downside: for many, it doesn’t keep them on track. Online can be very effective; however, it does take discipline. As for how you get the classes online, it can vary widely. Some are video-taped live classes. Some put up a book on the screen and you read it. Some put up one slide and they read chapters of the book to you.

Real Estate Schools are very different, offering different formats, different study aids and different study styles. Do your research: look for examples of the classes you are considering. Some schools offer free guest passes to attend a class or show examples on their website or YouTube.
